The Development Framework for a potential residential development at Braye Lodge, Ruettes Brayes in the parishes of St Peter Port and St Martin's, has been approved by the Development & Planning Authority.
Braye Lodge is an allocated housing site in the Island Development Plan. The Development Framework provides planning guidance on how the site might be developed by setting out how policies in the Island Development Plan will be applied to the site. It is anticipated that the site could provide between 10 and 20 dwellings.
Following a four-week public consultation period on the draft framework, a limited number of responses were received from a range of consultees including States Committees/agencies and the public. The main concerns focused on: the density of the housing development; the scale, height and siting of the housing development; access/egress from the site, traffic generation and the impact on road safety; increased noise/impact on neighbouring properties; and the development of the neighbouring site.
All of the matters raised were fully considered by the Authority before the Final Framework was approved.
The Planning Service would like to thank all respondents for their interest and engagement in the preparation of the Development Framework. The Development Framework can be accessed via the States of Guernsey website at https://gov.gg/planningpolicy on the "Development Frameworks" page or copies of the Development Framework are available to view at the Planning Service Reception at Sir Charles Frossard House, La Charroterie, St Peter Port.
