Cleveleys Vinery, La Route Du Braye, Vale (DF/2017/2194) - Approved Development Framework

The Development Framework for a potential residential development at Cleveleys Vinery, La Route du Braye in the Vale parish has been approved by the Development & Planning Authority.

The site comprises an allocated housing site in the Island Development Plan, together with an adjoining small area of undesignated (windfall) land.

The Development Framework provides planning guidance on how the site might be developed by setting out how policies in the Island Development Plan will be applied to the site. It is anticipated that the site could provide between 25 and 35 dwellings (which includes six one bedroom units that have already been constructed to the front of the site).

As a draft Development Framework there was a four week public consultation period and a limited number of responses to the draft were received from a range of consultees including States Committees/Agencies and the public. The main concerns focused on: pedestrian access and safety to the site; flooding issues and the suitability of the site for housing development; housing density; the potential for a cycle path between Saltpans Road and La Route du Braye; traffic; infrastructure; cumulative impact on density and traffic/parking issues considering other planned developments in the area; and the impact on residential amenity.

All of the matters raised were fully considered by the Authority before the Final Framework was approved.

The Planning Service would like to thank all respondents for their interest and engagement in the preparation of the Development Framework.
