A Development Framework has been approved by the Development & Planning Authority for development of residential housing at the L'Aumone House site, Route De Cobo, in the parish of Castel.
As with all Development Frameworks, this document has been prepared for the purpose of providing broad, comprehensive, impartial and practical planning guidance on how the Island Development Plan (2016) policies will be applied if any planning application is made for the site.
The Draft Development Framework was the subject of a public consultation for four weeks, ending on 27th May 2022. A number of responses to the draft were received from a range of consultees including States Committees, agencies and the public with a number of concerns raised:
- Access to the site and the potential impact of traffic on local roads;
- Protection and enhancement of biodiversity;
- Potential impacts on the amenities of adjacent properties including the residents of the adjacent Maison de Quetteville;
- Surface and ground water conditions;
- The scale and form of housing to be provided.
All of the matters raised were fully considered by the Authority and several amendments were made to the draft in response to the comments received before the final Development Framework was approved.
Any development should be of a form and density appropriate to the surroundings of the site and the local area. The exact number of dwellings achievable will depend on the detailed design response to the guidelines and identified constraints contained within the Development Framework.
